  • What is the process to rent a home from Primary Property Management?
    We want to make this an easy and pleasant experience for you. After you have selected a home that we have listed on our web page, advertising or sign, fill out the Rental Application. You can either submit this form and application fee online or you can bring it in to the office. We must receive the application fee before we can start the application process. We will need a copy of your drivers license, as well as a copy of your current income.
  • Do I have to pay a Security Deposit?
    Every home will have a security deposit. The amount of the security deposit is specific to the property. The security deposit can be paid up front to hold the property. If you pay the security deposit up front and are not approved, the security deposit will be refunded to you. Other fees may include a pet fee.
  • When does my Security Deposit become Non-Refundable?
    The security deposit becomes non refundable once you are approved and we have taken the home off the market. If you are not approved then the deposit will be refunded to you.
  • Why would I pay the holding fee (equal to Security Deposit) before signing my lease?
    Once we get the holding fee we will hold the house for you for 30 days. This will ensure that you will be in first position to rent the property that you are interested in. If you are not approved, the holding fee will be refunded to you.
  • Are there any other fees?
    Up front fees may include an application fee, security deposit and a pet fee.
  • Are pets alowed?
    Allowing pets is a decision that each homeowner will make. An additional pet fee and pet addendum will be required. Tenants are required to pick up after their animals.
  • How long is the contract obligation?
    Most of our leases are for a one year period. After the one year period you can either renew your lease or it will automatically turn to a month to month tenancy, but usually at a higher monthly rent (holdover).
  • What is your Tenant selection criteria?
    It is our policy to rent our units in compliance with the federal, state and local fair-housing laws. https://www.hud.gov/states/shared/working/r6/fheo
  • What utilities will I have to pay?
    Most of our rentals require the Tenant to pay for the utilities. All utilities must be put into the Tenants name before keys are released.
  • When is rent due?
    Rent is due on the 1st of every month. If rent is not received on the 1st of every month, a late fee may be assessed. We also have a tenant program, where for a small signup and monthly fee, your due date may be extended to the 5th of each month (no late fees program).
  • May I sublease the property?
    It is our policy that no one may assign the lease nor sublet any part of the premises, with out prior written permission.
  • How do I request maintenance or alert you of problems?
    Start by logging into your tennant portal here and filling out a maintenance request form. It is the most effective way to initiate a maintenance repair request. You may also contact the main office by calling us anytime at 405-888-3203. When leaving a message, be as specific as you can. A representative will be in contact with you as soon as possible. All repairs require aproval, so it may take a few days for our property managers to respond to non-emergency requests. If you are in an emergency, please contact one of our property managers directly.
  • Who is responsible for snow removal?
    Tenants are responsible for removal of snow on driveways and side walks.
  • How can I become a home owner?
    We have licensed real estate agents and lenders that we provide referrals to and have committed to help you with your real estate needs.
  • What if I have bad credit?
    There are several options if your credit is not high enough to get a loan or good rates on a home purchase. Paying rent on time is one way you can help to build your credit. Another option is to find a home where a lease to purchase option is available.
  • What is a lease to purchase?
    A lease to purchase is a contract between you and the home owner stating that you are going to lease their home for a specific time period, and when that time period is up you can purchase the home. This is a great option because you can secure the home that you love while repairing your credit. For more information please give us a call.

LEAD BASED PAINT DISCLOSURES

Many homes and condominiums built before 1978 have lead-based paint. Paint that has chipped or is deteriorating, or on surfaces that rub together such as windows and doors, creates lead dust which can pose serious health hazards to occupants and visitors. Homebuyers and renters have important rights to know about whether lead is present -- before signing contracts or leases.

 

Federal law requires that before signing a lease for housing built before 1978, all of our tenants must receive an EPA-approved information pamphlet on identifying and controlling lead-based paint hazards. Download our pamphlet below.
